Here are definitions for some of the terms used on this site. If you find an acronym or confusing term used on this site that's not in this glossary, please submit a report.


Property Account Number (PAN): This is a unique number that identifies a parcel of land.
Service Area: a geographical area where special taxes are collected to fund specific services, e.g. road maintenance or sewage. For more information on this topic, see the Rural Services website. Each area has its own "millage rate".
Millage Rate (AKA "Mill Rate"): The mill rate is used to calculate property taxes. 1 mill equals $100 in taxes for every $100,000 of taxable assessed value.
Millage Group: A unique grouping of service areas.
Parents/Children: a parcel of land and be split into multiple individual parcels for various reasons, for example if a property owner wants to sell only part of their land. In these cases the original PAN that describes the whole property is retired, and new PANs are created to describe the smaller parcels.
Parcels can also be joined together into one larger parcel. In this case, all the PANs are retired, and a new PAN is created to describe the newly enlarged parcel. When parcels are joined, the "parent" is the new parcel.
Situs Address: this is the physical location of the property. Not every parcel has a situs address; for example, undeveloped land with no road access.
Structures: a structure is any building or add-on to a property. For example, a house, a shed, or a porch. A primary structure is generally anything rated for human habitation. Secondary structures are sheds, detached garages, decks, etc.
Wall Type: the type of walls in a primary structure are one of the many factors that affect assessed value. For example, a 12-foot wall built with 2x6s is going to be valued higher than an 8-foot wall built with 2x4s. The specific dollar value assigned is based on current industry standard construction rates.
